Mumbai records 16 luxury property deals per day in Q1, transactions cross Rs 14,900 crore

Mumbai’s luxury residential market recorded 1,499 property registrations worth Rs 14,903 crore in the June quarter, translating into an average of about 16 homes priced at Rs 5 crore or more being registered every day, according to a Lighthouse Luxury study.

The assessment, based on verified Maharashtra stamp duty and registration data tracked through property registration intelligence platform Zapkey, said the market recorded transactions averaging Rs 164 crore in value every day during the quarter.

“Mumbai’s luxury residential ecosystem continues to grow from strength to strength. The new launches by branded players are witnessing great responses from the buyers. The transaction pace of 16 luxury homes a day shows that HNI and UHNI buyers no longer view premium real estate purely as a cyclical asset class, but as a core wealth preservation strategy,” said Sumesh Mishra, Founder, Lighthouse PropTech.


April recorded the highest monthly activity, with 563 registrations worth Rs 5,726 crore. Registrations declined 22.7% month-on-month in May to 435, while the value of transactions stood at Rs 4,492 crore. The average ticket size remained at Rs 10.3 crore during the month.

"Raw market perception often diverges from actual ground reality…Seeing Rs 14,903 crore in verified transactions in just 90 days underscores the genuine end-user and investor appetite underpinning Mumbai’s real estate landscape,” said Sandeep Reddy, Co-Founder, Zapkey.

June saw registrations recover 15% month-on-month to 501, although the total transaction value was lower at Rs 4,686 crore. The average ticket size declined to Rs 9.4 crore, indicating higher activity in the Rs 5 crore-Rs 10 crore segment.

"While ultra-high-ticket sales (Rs 50 Cr+) underwent a quiet spell in June, the volume engine of the market, properties in the Rs 5 Cr to Rs 10 Cr band, remains exceptionally resilient and buoyant,” said Murtuza Vapiwala, Co-Founder, Lighthouse PropTech.

Among key micro markets, Worli remained Mumbai’s highest-value luxury residential micro-market during the quarter, with 97 deals generating Rs 2,272 crore and an average ticket size of Rs 23.4 crore.

Lower Parel followed with 81 registrations worth Rs 769 crore, with an average ticket size of Rs 9.5 crore. Bandra West recorded 54 deals worth Rs 575 crore, with an average ticket size of Rs 10.6 crore.

Suburban markets also featured among the top grossing luxury micro-markets. Goregaon East recorded 46 transactions worth Rs 552 crore, while Andheri West registered 60 deals worth Rs 425 crore.

Vile Parle West recorded 45 transactions worth Rs 413 crore, while Santacruz West saw 44 registrations worth Rs 364 crore during the quarter.

The data indicates that while traditional luxury markets such as Worli and Bandra West continue to account for significant transaction values, suburban locations are also contributing to Mumbai’s luxury housing registrations.
