According to PropEquity data, Gurugram emerged as India’s leading residential market by launch value in 2025, recording launches worth Rs 1.38 lakh crore across 23,809 units, with an average value of more than Rs 6 crore per unit.
The overall NCR market recorded launches worth Rs2.16 lakh crore across 50,167 units, translating into an average of Rs 4 crore per unit.
“NCR especially Gurgaon is not a volume-led real estate story but a value and profit-maximisation-led growth engine, where rising wealth, premiumisation, migration and high employment generation are coming together to redefine India’s next real estate cycle,” said Samir Jasuja, founder and CEO, PropEquity. “The opportunity is no longer simply about building more, it is about building better, in the right locations and for a more sophisticated homebuyer.”

Mumbai was 3.3 times more expensive than NCR in 2010, with prices at Rs 13,500 per sq ft compared with Rs 4,000 per sq ft. By 2026, the gap had narrowed to 1.6 times, with prices at Rs 26,300 per sq ft in Mumbai and Rs 16,000 per sq ft in NCR. Mumbai continues to command a premium, with no signs of a decline in its trajectory, the data showed.
“Luxury housing is now getting end-user demand from a growing base of HNIs, NRIs and first-generation wealth creators who want larger homes, better amenities and long-term value,” said Navdeep Sardana, founder, Whiteland Corporation. “With land being scarce by the year in prime micro-markets, developers are responding to where demand is strongest and where projects are financially sustainable and right now, that’s the premium segment.”
Only four Indian cities have crossed the Rs 1 lakh croremark in residential launch and sales value. The luxury segment, comprising units priced above Rs 5 crore, has driven this growth, expanding 18-fold since 2020, from Rs 12,223 crore to Rs 2.39 lakh crore in 2025.

“Gurugram’s key luxury hotspots, including DwaarkaExpressway, Golf Course Road and Golf Course Extension Road, are attracting homebuyers and investors. Affluent buyers are increasingly looking for wellness-focused amenities, biophilic design, sustainability, privacy and curated lifestyle experiences,” said ManikMalik, president and CEO, BPTP.
Since the Covid-19 pandemic, property prices in NCRhave appreciated 450%, compared with an average appreciation of 250% in other cities.
NCR has recorded the highest percentage appreciation among all tier-1 cities. Between 2010 and 2020, the market grew at a relatively moderate compound annual growth rate (CAGR) of 10%, amid regulatory transitions, market corrections and excess supply. From 2021, however, it entered a new expansion cycle, with growth accelerating to a CAGR of 24% between 2021 and 2025, more than double the rate recorded in the previous decade.
“Golf Course Extension Road has evolved into one of Gurugram’s most compelling luxury residential corridors, supported by its planned width, signal-free connectivity and low-density development approach,” said RishabhPeriwal, senior vice president, Pioneer Urban Land & Infrastructure Ltd. “It addresses many of the congestion challenges seen in more saturated micro-markets, while offering a more holistic living environment.”
