The Thane-Belapur corridor is one of the most important industrial zones in the state, hosting a large number of manufacturing units, logistics hubs, and industrial establishments. However, due to unplanned growth over the past few decades, several slum settlements have come up in this region. In this context, MIDC’s decision is considered both timely and crucial.
The project aims to rehabilitate slum dwellers, reorganize land parcels, and develop modern infrastructure. This initiative is expected to ensure more efficient and planned utilization of industrial land. It is also likely to improve infrastructure provisioning, ease congestion in key industrial pockets, and create a more organised ecosystem for businesses operating in the belt.
“The core objective is to transform these long-standing informal settlements into well-planned, modern developments. Redeveloping these areas is expected to create widespread benefits while enabling the larger region to evolve in a more structured and efficient manner. MIDC expects the development to take place in three packages so that the work can be done without delay by three different agencies in three sectors,” P. Velrasu, CEO, MIDC, told ET.
He added that all stakeholders including local residents, public representatives and other related entities will be consulted before MIDC takes a final call. MIDC is also open to undertaking this either under SRA norms or cluster redevelopment norms.
According to industry experts, the scale of the project makes it one of the more significant redevelopment exercises within an industrial zone in the MMR.
“This exercise is essential to prepare a comprehensive master plan for the entire area...Land parcels should be properly planned and allotted in phases to multiple developers, enabling wider participation and faster execution of the project. This will ensure better planning of wide roads, essential infrastructure, and public utility spaces,” said Prakash Baviskar, CMD, Baviskar Group.
The multi-package approach is expected to help fast-track execution, enable parallel development, and minimise delays that typically impact large-format redevelopment projects.
Once executed as planned, the initiative could also unlock land value and enhance the overall attractiveness of the Thane-Belapur belt for future industrial and commercial investments. It may further serve as a template for addressing similar legacy settlement challenges across other industrial clusters in the region, where land use inefficiencies continue to persist.
