M3M acquires Noida land for record Rs 2,000 crore

Real estate developer M3M India has acquired a 12.5 acre land parcel in Noida’s sector 108 for around Rs 2,000 crore against the bid price of Rs 835 crore in one of the biggest land deal of the country.

According to one person familiar with the auction by the authority, DLF was also bidding for the same land parcel but M3M won the bid for Rs 1,839 crore. It will pay close to Rs 150 crore for stamp duty and other government charges.

In the current auction, M3M has acquired another 6-acre land in sector 98 for Rs 414 crore.


In total, five land parcels were auctioned for over Rs 3,300 crore.

Max Estates had also acquired one land for Rs 271 crore.

Both land parcels acquired by M3M are designated for mixed-use development, comprising residential as well as commercial components.

M3M India had committed Rs 2,500 crore for land acquisition.

The firm recently acquired land worth Rs 2,500 crore in Gurgaon and said that its annual target is to make acquisitions worth Rs 5,000 crore in 2026.

It will invest another Rs 14,500 crore to accelerate the construction of its 45 million sq. ft. under-development portfolio.

M3M India has identified 7.8 million sq. ft. for completion by the end of this financial year, spanning premium residential and mixed-use commercial projects.

The company has secured occupancy certificates for all five developments. Residential projects account for 5.8 million sq. ft., including M3M Capital 113 (3.2 million sq. ft.) and M3M Antalya Hills 79 (2.6 million sq. ft.).

The remaining 2 million sq. ft. is allocated to mixed-use commercial developments, including M3M Capital Walk 113 (0.8 million sq. ft.), M3M Paragon 57 (0.9 million sq. ft.) and M3M Jewel 25 (0.3 million sq. ft.).
