KFin Technologies leases over 2.42 lakh sq ft office in Hyderabad’s Kokapet

KFin Technologies has leased over 2.42 lakh sq ft of office space at Rajapushpa West Avenue in Hyderabad's Kokapet through five lease agreements with Rajapushpa Realty LLP.

KFin Technologies, one of India’s largest registrar and transfer agents (RTAs), has picked up over 2.42 lakh sq ft of office space in Hyderabad’s Kokapet micro-market through a long-term lease with a total rental commitment of nearly Rs 283 crore.

The company has entered into five fresh lease agreements with Rajapushpa Realty LLP for this office space at Rajapushpa West Avenue, a commercial development in Kokapet. The leases, which will commence from August 1 span over a tenure of 15 years.

The office space has a chargeable area of 2,42,742 sq ft spread across the sixth, 23rd, 24th and 25th floors of the commercial tower. The monthly rental for this deal is fixed at around Rs 1.09 crore, translating into a starting rental of Rs 45 per sq ft per month.


The agreements provide for a 5% annual escalation in rentals, taking the total rental outgo over the 15-year lease term to about Rs 282.85 crore. KFin Technologies has also paid a security deposit of Rs 6.55 crore for the premises, showed registration documents accessed through Propstack, a realty data analytics platform.

The transaction underscores the continued demand for large office spaces in Hyderabad, particularly in the western corridor comprising Kokapet, financial district and Gachibowli, which has emerged as a preferred destination for technology, financial services and global capability centre (GCC) occupiers due to its modern office stock and improving infrastructure.
