Spread across approximately 3.825 acres, J 36 will comprise 190 residential units, with an estimated sales potential of Rs 525 crore. The project will offer apartments in 2 BHK + caregiver, 2.5 BHK + caregiver, and 3.5 BHK + caregiver configurations, measuring approximately 2,008 sq. ft., 2,186 sq. ft. and 2,535 sq. ft., respectively.

“Senior living requires a considered approach to both residential design and the experience residents receive over time. By bringing specialised elder-care expertise into the project, we aim to create homes that support independence, privacy and comfort, while allowing residents and their families to plan for changing care requirements with greater confidence,” said Anil Godara, Managing Director, J Estates.
J Estates will lead the development and construction of J 36, while Emoha will bring its elder-care expertise to shape the resident experience, including care, wellness and community life.

“Families today want more than a well-designed home for their parents. They want the assurance that care, companionship and support will be there as needs change over the years. Our aim is to create a place where residents can live longer, fuller and more independent lives, and where their families can be at ease knowing they are well looked after,” said Saumyajit Roy, Founder & CEO, Emoha.
The collaboration reflects an integrated approach to senior living that combines residential design with a planned service ecosystem, recognising the importance of continuity of care, resident engagement and operational preparedness. It also comes amid evolving expectations around senior living in urban India, where families increasingly consider access to organised care, safety, social interaction and the ability to accommodate changing needs alongside independent living.
