India’s tallest building is expected to come up in the proposed Global City project in Gurugram, said two people aware of the Haryana government’s plans.

The Haryana State Industrial and Infrastructure Development Corporation (HSIIDC), which will auction land for the Global City project covering 1,000 acres, has identified a 6.7 acre plot where a 620-700 metre mixed-use building is being planned, the people said.

The state government had in the last two to three years held extensive consultations with property developers from NCR, Bengaluru, and Mumbai for the ambitious project near the Dwarka Expressway in Gurugram.


The Global City will come up near a multimodal logistics park, with a special focus on sustainability and environment friendly measures. It will comprise a mix of commercial and residential developments, and follow the walk-to-work concept.

Any building with a height of more than 150 metres meets the tall-building classification in India. Tall projects in the NCR include Supernova in Noida (300 metres), Trump Towers in Gurugram (198.84 metres), The Leela Sky Villas in Delhi (190 metres) and Raheja Revanta in Gurugram (199.7 metres).

“Over the last few years, Gurugram has emerged as one of the most sought-after real estate destinations in India and has witnessed tremendous growth in both the residential and commercial segments, even surpassing Mumbai and Delhi in several aspects,” said Pradeep Aggarwal, founder and chairman at Signature Global (India) Ltd. “The Haryana Government’s plan to develop India’s tallest building will further enhance the city’s stature and add another iconic landmark to its skyline.”

Mumbai accounts for as much as 77% of tall buildings in the country. According to realty consultancy CBRE, India’s financial capital ranks 17th globally and 14th in Asia among cities based on the number of tall buildings. Limited land resources and an exponential population surge have been the primary triggers for Mumbai’s vertical growth over the years.

The Haryana government is also introducing a new metro line along the Dwarka expressway, which would enable developers to expand under the transit-oriented development policy even as there are height restrictions for buildings elsewhere in the NCR.

Dwarka Expressway has emerged as one of NCR’s most strategic infrastructure corridors, offering connectivity between Delhi, Gurugram, and key commercial hubs.

“The development of such a marquee project along this corridor is likely to enhance investor confidence, attract premium developments, and accelerate the transformation of the region into a world-class urban destination,” said Kunal Rishi, chief operating officer at Krisumi Corporation.

Hyderabad, Kolkata, and Noida account for 8%, 7% and 5% of the tall buildings in India, respectively. Gurugram, Bengaluru, and Chennai contribute 1% each.

Other tall structures in Delhi are the ATC Tower at 101.9 metres (on completion), the Pitampura TV tower at 235 metres, the Civic Centre at 102 metres and the Qutab Minar at 72.5 metres.
