New Delhi: Indian real estate sector witnessed deals worth USD 705 million in the July-September period, a 69 per cent fall from the preceding quarter amid global uncertainties, according to Grant Thornton Bharat.

The sector witnessed deals worth USD 2.3 billion in the June quarter of this year.

In its Real Estate Dealtracker report, Grant Thornton Bharat said that India's real estate sector recorded 24 deals worth USD 705 million in the September quarter.

Deal volumes declined 38 per cent quarter-on-quarter, and values fell 69 per cent from USD 2.3 billion in Q2 2026.

"The slowdown reflected the absence of large-ticket transactions, a shift towards smaller and mid-sized deals, and a more measured investment environment amid continuing macroeconomic and geopolitical uncertainty," the consultant said.

Excluding IPOs (initial public offerings) and QIPs (Qualified Institutional Placements), the consultant said that M&A (merger and acquisition) and private equity (PE) activity comprised 22 transactions worth USD 647 million during the July-September period.

The PE activity remained the largest contributor to deal value, with nine transactions worth USD 555 million.

Bhavik Vora, Partner, Real Estate, Grant Thornton Bharat, said, "The quarter reflects a market that remains active but increasingly selective. Investors are prioritising assets that offer visibility of cash flows, execution certainty and resilience through cycles rather than pursuing scale for its own sake."

The continued preference for commercial assets and established residential platforms suggests capital is gravitating towards segments where underlying demand remains strong, Vora added.
