Hyderabad’s AI wealth is finding its way into luxury homes

Hyderabad: The AI boom is no longer just showing up in chip orders, data centres and soaring technology valuations. Its wealth effect is now spilling into luxury real estate in Hyderabad.

At the newly launched Trump Towers in Hyderabad, employees of Nvidia, Qualcomm, AMD and Intel are emerging as a new pool of luxury homebuyers, with their Restricted Stock Units (RSU) giving them the firepower to buy high-value homes.

"Nvidia employees have bought 4-5 units at the project. A Qualcomm employee has also bought a house, while employees of companies like AMD, Intel are also negotiating," Narsi Reddy, managing director of Ira Realty, told ET. “Whoever made money through RSUs is among the key buyer segments", Reddy said. Tribeca Developers has partnered with Ira Realty to build Trump Towers in Hyderabad.


The highest demand has been for 3,600 sq ft 3.5-BHK units, which started at around Rs5.5 crore. Around 100 of these were launched at a starting price of Rs 5.5 crore, and all have now sold out, though enquiries continue, Reddy says.

Real estate agent Satish Reddy, who has been handling enquiries for the project, says he has also received interest from current and former Nvidia employees.

"The first officially paid booking through me at Trump Towers Hyderabad was by an NVIDIA India employee. The second is also likely to be a former employee who held RSUs for years," he said.

The homes currently available are larger and more expensive. The 4,200 sq ft four-bedroom apartments are priced at around Rs 6-7 crore, while the project's larger units extend to about Rs 18 crore.

The common thread is equity wealth. Employees who received RSUs have seen the value of their holdings rise sharply with the AI boom. Nvidia, the epicentre of the AI boom, is now valued at more than $5 trillion, making it the most valuable company in the world, while Micron's stock has gained more than 900% since the start of 2025 on the back of the AI memory boom.

Satish says the trend has been similar across several luxury real estate projects, where employees of tech companies have cashed in on the AI boom and are now looking to invest that into luxury homes in the city.

He also cited the example of a Micron employee who bought a 600-sq-yd plot in a Hyderabad Metropolitan Development Authority (HMDA) auction at around Rs 70,000 per sq yd, or roughly Rs 4.2 crore. "This employee told mr that Micron’s stock has gone up nearly 10x during the current AI memory boom. After years of moving between semiconductor companies, he finally hit it big and cashed out," Reddy said.

As technology wealth spills into property, it is giving Hyderabad’s luxury housing market another source of demand beyond just GCCs, and potentially another leg of growth.
