HDFC Capital, the real estate private equity arm of the HDFC Group, and Godwitt Group have formed a workforce housing platform that will develop, own and operate over 100,000 beds across India’s industrial and manufacturing hubs.
The platform will provide accommodation for frontline manufacturing and industrial workers across manufacturing centres and industrial corridors. It will focus on professionally managed housing for workers employed in India’s manufacturing sector.
“Organized workforce housing for both, men and women is an essential component of social infrastructure that enables workforce mobility, economic participation and inclusive industrial growth. Access to safe, dignified and quality housing is a fundamental human need and is critical to improving quality of life, promoting decent work, and creating more resilient and sustainable communities,” said Vipul Roongta, CEO, HDFC Capital.
The platform comes as the government seeks to increase manufacturing’s contribution to the economy. The Government of India’s National Manufacturing Mission aims to increase manufacturing’s share of GDP to 25% by 2035 while creating 143 million jobs.
“This platform addresses a critical gap by developing professionally managed workforce housing, prioritizing safety, hygiene and functional comfort. Our partnership with HDFC Capital brings together long-term institutional capital and deep industrial real estate expertise to build a scalable platform and improve workforce living standards.” said Nirav Kothary, Promoter, Godwitt Group.
HDFC Capital has a presence across affordable and mid-income segments, with a continued focus on rental housing platforms across senior living and student housing segments.
“There is a clear need for professionally managed workforce housing solutions that improve worker well-being and enhance productivity. The partnership between Godwitt Group and HDFC Capital represents an important milestone towards creating quality workforce housing in India,” said Karan Singh Sodi, Senior Managing Director, JLL India.
HDFC Capital, a subsidiary of HDFC Bank, is the real estate private equity arm of the HDFC Group and is focused on financing the development of affordable and mid-income homes. It is the investment manager to multiple SEBI-registered and IFSCA-registered Category II Alternative Investment Funds, which combine to create a platform of US$ 5 billion targeting the development of affordable and mid-income housing in India.
