Google India has renewed its lease for nearly 1.11 lakh sq ft of office space across two floors at commercial tower First International Financial Center (FIFC) starting June 2025, with a monthly rent of Rs. 3.55 crore.
The agreement stipulates a rent of Rs 320 per sq ft per month and includes a 15% escalation clause after 36 months. Additionally, Google India has paid a security deposit of Rs. 9.64 crore, while the lease registration incurred a stamp duty of Rs 1.87 crore, according to IGR property registration documents reviewed by Square Yards.
In a separate agreement, Google Cloud India renewed its lease at the same tower for a 38,678 sq ft office space on a single floor. The lease is set at monthly rent of Rs 1.24 crore, with the same Rs. 320 per sq ft. rent and a 15% escalation after 36 months.
The company has paid a security deposit of Rs 3.13 crore, with stamp duty of Rs. 66.92 lakh.
Google India focuses on search, advertising, and digital services, while Google Cloud India specializes in cloud computing, artificial intelligence, and enterprise solutions for businesses and government organizations.
These lease renewals indicate Google’s long-term commitment to Mumbai’s prime commercial hub, reinforcing its strategic presence in one of India’s most significant business and technology centers, further cementing Mumbai’s role as a key location for its corporate and cloud-based initiatives.
