DLF targets Rs 2,000-2,500 crore sale every quarter

DLF Ltd is targeting sales of Rs 2,000-2,500 crore every quarter in this financial year, with launches scheduled in Panchkula, Gurgaon and Goa, said a senior executive.

The real estate developer, which has already clocked sales of Rs 3,000 crore from low-rise independent floors, is betting on luxury sales and is targeting another Rs 2,500 crore from low-rise developments in Panchkula and Gurgaon in Haryana.

“Consumers these days are looking for bigger homes and are ready to pay more. Nobody wants substandard or smaller property and, keeping that in mind, we have planned launches across geographies,” said Aakash Ohri, chief business officer, DLF Ltd.


The company has planned 35 million square feet of new products in the medium term, with a revenue potential of Rs 47,000 crore, of which 7.6 million sq ft will be launched in 2022–23.

Almost 50% of it will be in the premium luxury segment.

“We have a strong pipeline for this quarter and next quarter. Valley Gardens is a modern product, the likes of which have not been available before in the area,” said Ohri.

He said there is a lot of pent-up demand because of the Covid-19 pandemic.

“In the past two years, we have witnessed a phenomenal response to low-rise independent floors by buyers in Delhi-NCR (National Capital Region). Add to it, the location of The Valley Gardens, at the foothills of the Shivalik range, where the green valley offers fresh and pure air, rare in most metros,” said Ohri.

DLF reported a net profit of Rs 469.99 crore for the April-June quarter, as residential demand continued to exhibit sustained momentum, and high demand for luxury homes has been a key trend that is expected to continue.

The residential business saw bookings of Rs 2,040 crore, reflecting a year-on-year growth of 101%.

“We have seen that the value of properties in The Valley have nearly doubled, as more and more people wish to move to a location like this. Buyers from Chandigarh, Punjab, Delhi-NCR and even Himachal Pradesh have shown a high level of interest to live in Panchkula,” said Ohri.

He said DLF is no longer dependent on NCR in terms of residential development.

“We are expanding our pan-India presence and we have a good pipeline across India. Every launch has a Rs 1,000 crore-plus potential. We are structured in our planning and pragmatic in our approach,” said Ohri.
