Demand for 2 BHKs dominates real estate market pan-India: Report

A major chunk of homebuyers pan-India are demanding 2 bedroom hall kitchen (BHK) units, closely followed by 3 BHKs, according to a recent report by Anarock Research.

As per Anarock’s Buyer Interest Profiling (BIP) report, the service-class buyers are driving the housing demand. Pan-India (includes Mumbai, Delhi NCR, Bengaluru, Chennai, Hyderabad, Kolkata, and Pune), the service class has been driving the housing demand, at 68%, followed by the business-class buyers, at 18%, and professionals at 8%.

The report further states that the mid-to-high-end segment units are the most preferred, accounting for 79% of the total demand. Do note, mid to high-end segment units cost between Rs 40 lakh - Rs 1.50 crore.


Among the seven cities, demand for units costing over Rs 5 crore was 1% while those below Rs 40 lakh were around 10%. Demand for mid-segment units costing between Rs 40-80 lakh was the highest, at 42% while 37% demanded units costing between Rs 80 lakh-1.50 crore.

“Post the reforms and the pandemic the markets have transitioned to be driven by end-users as prices have remained range-bound for a considerable period and eliminated the investors and speculators to a great extent,” Anuj Puri, chairman of Anarock Group said.

90% of the Indian housing market is driven by the end-users, the report said.
