The land, with an approximate area of 2.156 hectare (21,568.35 sqm), will be leased for 99 years with a reserve price of Rs 318 crore. The site has an applicable Floor Area Ratio (FAR) of 16,176.26 sqm.
The Boulevard Road Railway Colony is situated along Lala Hardev Sahai Marg/GT Karnal Road, close to the Tis Hazari Metro Station and the Rani Jhansi Flyover in New Delhi. The main access to the site is via Lala Hardev Sahai Marg, which features a divided carriageway with a Right of Way (ROW) of approximately 30 meters.
The railway land is bounded by private residences to the east, DDA Flats to the west, Lala Hardev Sahai Marg and Tis Hazari Metro Station to the south, and Victoria Girls Senior Secondary School & Tirath Ram Shah Hospital to the north.
The site which falls under the Residential Bungalow Zone, holds significant development potential.The site is to be re-developed in accordance with the latest Master Plan of Delhi (MPD) and Development Control Regulations (DCR).
RLDA has four key mandates as a part of its development plan, namely leasing commercial sites, colony redevelopment, station redevelopment and multi-functional complexes.
