“With flex now accounting for a significant share of office absorption and demand being led by GCCs and large enterprises, we are seeing a clear shift towards managed, high-quality environments that offer both agility and control. Chennai, in particular, has emerged as a preferred destination for GCCs across IT/ITES, BFSI, engineering, and manufacturing, drawn by the city's strong talent pool and the need for scalable, cost-efficient workspace,” said Mattew Parambil, Vice President & National Head - Revenue, COWRKS.
Flexible workspaces are now a core part of enterprise real estate strategies. Global Capability Centres (GCCs) account for nearly 40% of new flex seat demand, while average deal sizes have doubled since 2023.
