Build that farmhouse on 2 acres
YOU don’t have to own a five-acre land to become a proud farmhouse owner.
In fact, the move will be part of a series of reforms and aggressive measures the ministry plans to implement towards boosting the utilisation of farmlands in order to promote afforestation. A high-level committee created by the ministry for regularisation of farmhouses in the NCR has suggested that farmlands be brought within the legal framework by redesignating them as Country Homes. The committe has also recommended construction up to 5% of the plot area with the restriction of a maximum of two floors.
This is particularly important as most farmhouses have been tangled in various legal issues. “As far as farmhouses are concerned, most of them fall in the green zone meant for agricultural use. Practically, all of them have built-up areas well in excess of the current permissible limits of 100 sq m/150 sq m. As per the new Master Plan, barring one or two peripheral villages on the boundary, most of the other green areas are expected to come within the ambit of urbanisation by 2021,” added the official.
According to the sources, the existing illegal farmhouses will also be regularised soon and the revised norms fshould be made applicable for future constructions of country homes.
The ministry has decided to legalise Sanik Farms - a posh farmhouse colony housing Capital’s high and mighty. Many big-ticket industrialists and socialites of Delhi live here. The legalisation will be done on paying compunding fees and development charges to get the violation redeemed. The idea is to discourage the practice of paying hush money to enforcement official.
