Brigade to invest Rs 40,000 cr to develop 40 million sq ft in 3 years

The investment will be funded through a combination of internal accruals, project-level financing, strategic partnerships and other funding avenues.
“After 40 years of operations, our next growth phase will be about taking that experience into new markets and new opportunities…The Rs 40,000 crore investment is expected to generate Gross Development Value (GDV) of around Rs 70,000 crore,” said M R Jaishankar, Executive Chairman, Brigade Group.

Of the total investment, around 70% will be infused in the residential business, 20% in office and retail assets, and balance 10% in hospitality business, he said.
The company has so far developed more than 110 million sq ft across over 300 projects in 10 cities, with its portfolio spanning residential communities, office developments, retail and hotels. Its operating leasing portfolio stands at around 10 million sq ft.
According to Jaishankar, the World Trade Centre (WTC) platform will be a key component of Brigade’s commercial expansion. The company has secured licences for three new WTC developments in Devanahalli and Whitefield in Bengaluru, and Coimbatore in addition to five already with the platform.
Brigade is also expanding its Orion retail brand beyond Bengaluru, with planned developments in Chennai and Hyderabad, he said.

“Our next three-year investment programme will span multiple asset classes and markets, with capital allocation being undertaken across its established businesses and newer growth areas,” Jaishankar added.
The proposed investment marks a sharp step-up in Brigade Group’s development pipeline as the company enters its fifth decade of operations. The Rs 40,000 crore capital outlay over three years is equivalent to more than a third of the area the developer has built over the past four decades.
The expansion comes as Brigade seeks to increase its presence beyond Bengaluru, including through new commercial and retail developments in Chennai, Hyderabad and Coimbatore.
Brigade also plans to expand its emerging businesses, including warehousing, while continuing to invest in technology across the development lifecycle. The company is using artificial intelligence, Building Information Modelling, IoT-enabled systems, data analytics, automation, construction technology and smart-building platforms.
Brigade has set a target of achieving net-zero emissions by 2045 and said it would work towards this through energy-efficient design, renewable energy, water conservation, waste management and sustainable construction practices.
