Mumbai: Booking.com, the global online travel and accommodation platform, has picked up over 111,525 sq ft of office space at RMZ Ecoworld in Bengaluru through a long-term lease, expanding its footprint in India.

The company’s Indian subsidiary, Booking Holdings India, has leased the office space from the project’s developer RMZ Hotels directly through a fresh lease.

The lease commenced on July 3, and hold a total tenure of five years. The transaction covers the eighth floor of RMZ Ecoworld Series 30, Campus 30, with a chargeable area of 111,525 sq ft, showed the registration documents accessed through Propstack, realty data analytics platform.


The company will pay a monthly rent of Rs 1.33 crore, translating into a rental rate of Rs 119.6 per sq ft per month. The lease carries a security deposit of Rs 8 crore.

The agreement provides for a 15% escalation in rentals every three years.

With the latest transaction, Booking Holdings’ total office footprint at this commercial tower has increased to about 2.65 lakh sq ft, according to the property data.

Booking Holdings is also occupying the seventh and eighth floors at Campus 31 within RMZ Ecoworld, giving the company a sizeable presence across the development.

ET’s email queries to Booking.com and RMZ remained unanswered until the time of going to press.

The latest lease comes amid continued demand for large office spaces in Bengaluru from global companies, particularly technology firms and global capability centres (GCCs).

Large-format office transactions have remained an important component of Bengaluru’s commercial real estate market as multinational companies expand their operations and consolidate their office requirements.

The southern city remains one of India’s largest office markets, supported by its concentration of global technology, financial services, consulting and other multinational companies.

Booking Holdings is the parent company of Booking.com and operates a portfolio of online travel and accommodation platforms globally. Its Indian operations include technology and other corporate functions supporting the group’s global businesses.
