Beyond property search: From documentation to maintenance, how India's online real estate experience is changing

But finding the right property is only one part of the journey. For most homebuyers and homeowners, the bigger challenge often begins after the deal is signed. Legal documentation, title verification, inspections, maintenance, utility connections and society management can involve multiple agencies, paperwork and service providers, making property ownership far more complex than property search.
That changing reality is giving rise to the next phase of India's proptech industry. Instead of competing only on the number of listings they host, digital real estate platforms are increasingly trying to simplify the entire ownership journey by bringing essential services together under one roof.
Industry experts believe this shift reflects a broader change in customer expectations, where convenience and integrated digital experiences are becoming as important as the transaction itself.
"Finding a property has become significantly easier over the last decade, but the ownership experience is still fragmented. Buyers often have to coordinate legal documentation, inspections, maintenance teams and multiple service providers on their own. The next phase of proptech is about removing that complexity and making ownership much more seamless," said Ankith Reddy, founder of Homepage, an online real estate platform.
Homeownership is becoming a service, not just a transaction
Buying a home is one of the biggest financial decisions many Indians will make. Yet the purchase itself is often only the starting point of a much longer process.
From verifying ownership documents and completing legal formalities to arranging inspections, utility services and regular maintenance, homeowners frequently have to deal with several different organisations before they can comfortably settle into a property. For landlords, the challenges continue with tenant management, repairs and society-related issues, while NRIs often have to coordinate everything remotely.
This fragmentation has created a new opportunity for proptech companies to move beyond acting as digital marketplaces and become long-term service partners.
Why customer expectations are changing
Consumers today are accustomed to digital platforms that offer seamless experiences. Banking apps handle payments, investments and loans in one place. Travel platforms combine bookings, insurance and support. Food delivery apps have evolved into broader convenience ecosystems.
Real estate is gradually following the same path. Homebuyers no longer judge a platform only by the number of available listings. Increasingly, they value verified information, trusted service providers and digital tools that reduce uncertainty throughout the buying and ownership process.
According to Homepage's Ankith Reddy, this evolution is changing how digital real estate companies think about customer experience.
"Today's homebuyers expect much more than property search. They want verified information, trusted support and services that continue long after the purchase is complete. Technology should simplify every interaction, whether someone is buying their first home, managing rental properties or maintaining an existing one," he said.
The rise of integrated proptech platforms
To meet these expectations, many proptech companies are expanding beyond listings and introducing a wider range of services.
These include legal documentation support, property verification, inspections, valuation, one-hour maintenance assistance, utility services, rental management, society management and dedicated solutions for Non-Resident Indians (NRIs). Rather than asking customers to coordinate with multiple vendors, the objective is to create a single digital platform that supports every stage of property ownership.
For consumers, this could mean fewer delays, greater transparency and a simpler overall experience.
Homepage founder Ankith Reddy believes integrated services will define the industry's next phase of growth. "The future of digital real estate lies in creating a connected ecosystem where users can search, verify, document, maintain and manage properties through a single platform. As customer expectations continue to rise, integrated services will become just as important as the listings themselves," he added.
Technology is making ownership smarter
Technology is also changing the way homeowners interact with their properties long after the purchase. Artificial intelligence is improving property recommendations, while digital documentation is reducing paperwork and speeding up verification. Online inspection reports, digital maintenance requests and centralised service records are helping homeowners track every aspect of their property more efficiently.
These capabilities are particularly valuable for landlords managing multiple properties and NRIs who need visibility into their investments without being physically present. Digital platforms can reduce dependence on manual coordination while providing greater transparency throughout the ownership lifecycle.
A growing opportunity in the NRI market
The demand for integrated property services is especially strong among NRIs, who continue to invest heavily in Indian real estate despite living overseas.
Managing legal paperwork, maintenance, tenant issues and inspections from another country has traditionally been challenging. By bringing these services together digitally, proptech platforms can help overseas investors monitor and manage their properties with greater confidence.
As India's global diaspora continues to invest in residential and commercial assets, this segment is expected to become an increasingly important growth driver for the industry.
India's online real estate market has already transformed how people discover homes. The next chapter is likely to be defined by what happens after a buyer finds the right property.
Rather than competing only on listings, proptech companies are increasingly differentiating themselves through customer experience. Documentation, legal support, inspections, maintenance, utility assistance and long-term property management are gradually becoming integral parts of the digital real estate ecosystem.
