The investment will be deployed over a more than 10-year execution period, covering rehabilitation housing over 21 buildings and 30 amenities, supporting public infrastructure, share of MHADA housing, slum rehabilitation and free-sale component.

The redevelopment, led by the Maharashtra Housing and Area Development Authority (MHADA), covers Motilal Nagar 1, 2 and 3. Originally developed in the 1960s, the layout has faced mounting infrastructure challenges, with redevelopment plans pending for nearly two decades.
The scale of investment and development positions the project as a significant intervention in Mumbai’s effort to modernise ageing housing clusters and upgrade urban infrastructure.
“The Motilal Nagar Redevelopment Project is one of the most important and historic projects in MHADA’s journey,” said Sanjeev Jaiswal, vice president & CEO, MHADA.
MHADA is acting as the Special Planning Authority for the project, which is being implemented under the Construction & Development Agency (C&DA) model.
Under the plan, 3,702 eligible residential occupants will be rehabilitated in newly constructed units of around 1,600 sq ft each, significantly larger than typical redevelopment entitlements in Mumbai.
In addition, 328 eligible commercial occupants will receive units of around 987 sq ft, while around 1,600 slum dwellers will be rehabilitated under Slum Rehabilitation Authority (SRA) provisions in units measuring over 300 sq ft.
Infrastructure upgrades will include multi-level parking, sewage treatment plants, rainwater harvesting systems, solar energy integration, and improved fire safety systems. The redevelopment will also address long-standing waterlogging issues in the low-lying area through better drainage networks, redesigned internal roads, and enhanced water supply systems.
