360 ONE raises Rs 2,300 cr fund through real assets platform

360 ONE Asset Management has raised around Rs 2,300 crore through its real assets platform under a Category II alternative investment fund that will focus on infrastructure and income-generating commercial real estate assets.

The fund has already deployed a large portion of the committed capital, with the remaining amount expected to be invested over the next few months. Key deployments include transactions involving Knowledge Realty Trust, Vertis Infrastructure Trust, Maple Infrastructure Trust, and Brookfield-backed Bluegrass Business Park.

These investments have been executed in partnership with global institutional investors including Brookfield, Blackstone, and CDPQ.


The real assets fund follows a strategy that combines operational, yield-generating assets with late-stage development projects, aiming to balance income visibility with potential upside from asset stabilisation and completion, the company said in a release.

Alongside the fund’s commitments, the real assets platform has also mobilised funds from ultra-high-net-worth individuals and select family offices across India. The assets under management of the same stands at around Rs 10,000 crore as of September end.

360 ONE Asset manages listed market and alternative assets across multiple asset classes, including public and private equity, fixed income and real assets. Its alternative assets business includes category I and II funds, portfolio management services and other investment vehicles.

The firm’s real assets business focuses on infrastructure, renewable energy and commercial assets, and is expanding its platform-led investment approach through partnerships with domestic and global investors.
