The latest transaction comes amid sustained expansion by flexible workspace operators across India's top office markets, where occupiers are increasingly opting for managed offices to reduce capital expenditure and gain operational flexibility.
"This new centre aligns with our strategy of expanding in high-growth micro-markets. The flexible workspace sector is rapidly evolving into a mainstream commercial real estate asset class, and this momentum will continue," said Manas Mehrotra, founder of 315Work Avenue.
Located at Thanisandra in North Bengaluru, the new centre is positioned close to key business districts including Manyata Tech Park and Kempegowda International Airport. Bhartiya City has emerged as a preferred office destination due to improving infrastructure, residential development and connectivity, attracting a mix of technology companies, multinational corporations and startups.
The new workspace will offer enterprise-grade managed offices with technology-enabled workplace solutions designed to cater to corporates seeking scalable office formats.
315Work Avenue currently manages around 4 million sq ft of office space across 55 locations in Bengaluru, Chennai, Hyderabad, Mumbai and Pune, representing nearly 80,000 seats. The company plans to strengthen its presence in existing markets while expanding into new cities through a combination of organic growth and strategic opportunities.
The expansion comes at a time when flexible workspace operators are emerging as one of the largest contributors to office leasing activity in India. Enterprise occupiers and GCCs have become the primary demand drivers, taking up managed office space for satellite offices, project teams and expansion requirements.
According to recent industry estimates, India's flexible workspace stock has crossed the 100 million sq ft mark, supported by rising demand from enterprises and GCCs. Credit rating agency Crisil estimates the sector's capacity will increase to 140-145 million sq ft by 2027-28, reflecting the growing acceptance of flexible workspaces as a long-term real estate strategy rather than a temporary workplace solution.
