Launch of 6,000 luxury hotel rooms likely in Delhi by 2030

A new Taj at the Delhi airport, a Marriott Marquis and a 200 rooms W close to it, besides new Grand Hyatt and ITC hotels coming up next to Yashobhoomi. With some big-ticket luxury hotel launches lined up in the national capital, Delhi NCR has approximately 5900 rooms expected to come in by 2030, as per estimates shared by Noesis Hotel Advisors with ET.

However, high land costs and development constraints continue to restrict new supply.

As per estimates shared by Noesis, the market has about 24,100 branded hotel rooms today, with another 5,900 rooms announced through 2030.

But, Nandivardhan Jain, founder and CEO, Noesis Hotel Advisors said announced supply and operational supply are rarely the same.

“Based on development timelines, we estimate that approximately 4,000–5,000 rooms across 35–45 hotels could realistically become operational by 2029,” he said.

“Delhi remains supply constrained. With approximately 15,300 branded rooms and limited additions in recent years, high land costs and development constraints continue to restrict new supply. With occupancy above 75%, the market remains well positioned,” he added.

Jain said strong hotel performance in Delhi, airport expansion and the emerging Jewar corridor and growth in offices and commercial activity, especially in Noida, are factors supporting new hotel development. "Government land releases are also creating opportunities, although annual lease obligations, construction costs and financing need careful evaluation," he added.


The Delhi Development Authority (DDA) and Juniper Hotels, through its subsidiary Juniper Hospitality Assets Private Limited signed an agreement on August 12 to develop a new Grand Hyatt hotel in Dwarka. The project will be executed by Juniper on a licence fee basis.

Arun Saraf, chairman and MD of Juniper Hotels said the company is earmarking Rs 850 crore for the new Grand Hyatt hotel close to Yashobhoomi. He said the location, and its proximity to the airport and to West Delhi and Dwarka itself, puts it in a market that's currently under-serviced.

“In Delhi and its vicinity, no new hotels have opened since the last tranche that opened at Aerocity — since then it's been mostly quiet. It has been an absorption phase,” he added.

Varun Saraf, CEO of Juniper Hotels said Aerocity is one of the largest micro-markets in the country.

“With what GMR is doing in Phase 2, and with commercial coming up followed by retail and Phase 3, you're talking about upwards of 15 million square feet of commercial space coming into that micro-market. Yashobhoomi, the largest convention center, opened for the G20 summit, and international conferences are continuously happening there. We've seen the event listings for the year and with over 20 events, that trend is only going to increase,” he added.

In January, ITC Hotels announced the allotment of land by India International Convention and Exhibition Centre Limited, located at Yashobhoomi.

The chain said the land, which has been allotted on a long-term lease basis, is intended for the development and operation of a premium 5 Star hotel, complemented by 'contemporary' banqueting facilities and cuisine offerings. Anil Chadha, MD, ITC Hotels said Yashobhoomi will be a 'gamechanger' for the MICE industry. "A number of conventions have been organised here already and we will create one of the finest hotels that will showcase our service excellence," he added. Rajeev Menon, president, Asia Pacific, excluding China, at Marriott International, said the chain will launch the Marriott Marquis by the end of this year which is expected to be a 'gamechanger' for the national capital.

Deepak Jain, founder of Mayfair Consultants said Delhi NCR is poised to experience a growth in hotel inventory across the region, driven by the establishment of new development corridors and the creation of new Central Business Districts (CBDs). “Currently, we are in active discussions regarding two forthcoming five star hotels featuring international brands,” he said. "The Delhi NCR market possesses the capacity to absorb this new supply as it serves as one of the primary gateway cities for entering the country," he added.

Earlier this year, Chalet Hotels said construction is progressing for the Taj hotel at Delhi airport and the chain expects completion by the fourth quarter of financial year 2027. FMCG conglomerate Dharampal Satyapal Group's (DS Group) investments in hospitality are going upto Rs 1500 crore from Rs 1000 crore earmarked previously, with a new W hotel getting launched in Delhi, vice chairman Rajiv Kumar told ET in June. DS Group announced the launch of a new hospitality project in partnership with Marriott International under the W Hotels brand. The 200-rooms hotel located near the Indira Gandhi International Airport is scheduled to open in the second half of 2027, with an estimated investment of Rs 400 crore.

Noesis expects future development activity in the national capital region to be concentrated around the Jewar-Yamuna expressway, Noida-Greater Noida, besides redevelopment and rebranding of existing Delhi hotels, government land parcels and mixed use developments incorporating hotels and branded residences. "The outlook for Delhi NCR remains positive, but selectivity will become increasingly important. Delhi is likely to remain supply constrained," said Jain at Noesis Hotel Advisors. "Gurugram will need to absorb a meaningful pipeline. Noida-Jewar has significant room for organised hotel supply as its commercial and aviation ecosystem develops," he added.
