Ennismore opens first India hotel, targets travellers choosing experiences over goods

Roswyn, a 109-suite property adjacent to Mumbai's Chhatrapati Shivaji Maharaj International Airport, has opened under the group's Morgans Originals brand.

"People are buying a lot more experiences than goods,” said Gaurav Bhushan, CEO, Ennismore Group. “It's probably the most unmistakable trend today. How do you transform what was lifestyle luxury in Europe into something transformational and set a new bar in India?"
Developer Nitan Chhatwal, managing director of Shrem Airport Hotels, who partnered with Ennismore on the project, roots it in economics. "We have almost reached $3,000 of per capita GDP — which is also an inflection point. Our job is to bring the best of luxury here. Otherwise, people travel abroad to experience good things."
The timing is deliberate. Luxury hotels under active development in India, expected to become operational by 2031, include 77 properties spanning 11,800 keys — nearly 66% of existing luxury inventory — according to hotel consulting firm Hotelivate. Global operators are moving early, before demand fully crystallises.
Roswyn's suite commands an average daily rate (ADR) starting Rs40,000 to as much as Rs500,000-600,000 depending on the season, room configuration, and amenities offered. Suites start at 80 sq. m, built around lounge areas, kitchenettes, home bars and dedicated studies.

It will include Fi'lia, an Italian restaurant; Black Lacquer, a Japanese listening bar; and The Third Room serving as a social workspace drawing both hotel guests and Mumbai's business community.
The interiors were designed by Paris-based Daphné Desjeux.
Chief growth officer Louis Abboud called India "one of the most dynamic hospitality markets globally" and said Roswyn is the first of several planned entries.
Ennismore, which operates under Accor, currently runs over 150 hotels across brands including Hoxton, Gleneagles, and 25hours.
