MUMBAI: Vantrock Real Assets, an operator-led real estate platform focused on warehousing, industrial and logistics assets, plans to invest Rs 3,100 crore in a development pipeline of 11.5 million sq ft with a gross development value (GDV) of Rs 4,200 crore, targeting supply-constrained logistics corridors across key Indian markets.

The Mumbai-headquartered company, founded by real estate veteran Anshul Singhal, plans to begin construction on its initial development pipeline of around 3 million sq ft, valued at Rs 1,100 crore, across Pune, Bengaluru and the National Capital Region (NCR) in 2027.

The projects are expected to generate rental income from 2028. Land for these developments is at advanced stages of negotiation, documentation and regulatory approvals. The remaining 8.5 million sq ft is planned across these markets and the Mumbai Metropolitan Region (MMR), with projects to be started in phases over the next 12-18 months.

“Every good industrial and warehousing park in this country is full, and the new ones are being built an hour or more away from where the customer's business is. We are going the other way by acquiring the infill land that is left inside proven corridors, and the Grade-B sheds already standing there, refurbished to Grade- A standards. These infill locations are slower and harder to assemble but bring in better value to customers. We have done the assembling and our first 3 million sq. ft. construction starts in 2027,” said Singhal, founder and CEO of Vantrock.

The company will focus on land parcels of 15-60 acres within established warehousing and industrial corridors, with development potential of 0.4-1.5 million sq ft. Its strategy covers large-format and build-to-suit warehouses, multi-storey facilities, last-mile logistics, dark stores, self-storage, cold chain, industrial plots, workforce accommodation and mixed-use developments.

“Much of India's warehousing was built before anyone asked whether it was safe to work in. As a result, fire, structure, lighting, ventilation, these aspects were not prioritised. Bringing that stock to standard is as much a governance task as a real estate one, and it is the part of this plan I care about most,” said Shailesh V. Haribhakti, chairman of the board, Vantrock.

Vantrock also plans to acquire existing warehouses, either outright or through joint ventures, and upgrade them to Grade-A standards. Such refurbishment projects could be completed in six to 12 months, compared with the longer timelines involved in new construction.

“We plan to take premium infill land through long-term leases, joint ventures and joint developments rather than outright purchase, which keeps the equity needed low. The total planned investment covers approvals, construction and financing, and is intended to be funded through equity, construction debt and forward funding. The assets are intended to be completed within four years,” said Singhal, who has spent two decades building institutional platforms.

The strategy comes amid an estimated shortfall of around 117 million sq ft in India's Grade-A warehousing supply between 2026 and 2031, according to CBRE Research.

Going forward, Vantrock plans to expand into other real asset categories in subsequent phases, including global capability centres, suburban office campuses, strata offices, data centres and infrastructure assets, with each category pursued as a separate strategy.
